Overview

This project added a detached 991-square-foot, three-bedroom ADU at the rear of a long single-family lot, creating a separate rental unit with its own footprint, private yard space, side-yard access, and independent utilities.

Designed as an income property, the ADU followed a proven ROI-driven standard spec to keep scope, budget, and schedule under control. The project was completed in 140 days and built to support a condo conversion under California’s AB 1033 framework.

As part of the strategy, the main home and ADU were structured as two separately titled condominium units through a recorded condo map, CC&Rs, and HOA setup, creating a path for independent ownership, financing, or resale.
